SUMMARY

The Purchasing Support Specialist will primarily work out of the Corporate Office in Vancouver, playing a pivotal role in supporting our Regional Purchasing Agent(s). Some of your daily responsibilities will include assisting with semi-custom home budget assembly and vendor onboarding, conducting labor takeoffs, and meticulously reviewing invoices and bids from our vendors.

ESSENTIAL DUTIES AND RESPONSIBILITIES

  • Assisting in creating and loading of vendor specific bid sheets.

  • Assisting in creating detailed budgets for semi-custom homes, base house pricing, and option pricing detail, using vendor specific pricing.

  • Analyzing invoices and pricing discrepancies from our vendors.

  • Assisting in vendor onboarding: This involves helping new vendors understand the company's processes and requirements, facilitating the necessary paperwork, and ensuring smooth integration into the purchasing system.

  • Maintains all applicable databases used in developing the cost, quantity estimates, housing budget, and option information.

  • Assisting in verifies estimates of costs and quantities of residential products using comparative and differential estimating techniques.

  • Develops material and labor optimization solutions using value engineering tools and methodology.

  • Develops and implements tools and methodologies for estimating and controlling trade category costs.

  • Assisting in vendor scope of work updates and creation of new scopes of work where needed.

  • Adjust work orders and create variance purchase orders as needed for vendor changes and change orders.

  • Communicate with the field and trades as needed.

  • Updating and maintaining our vendor insurance system for new and existing trades.

QUALIFICATIONS

  • Responsible, with a strong work ethic, integrity, and reliability.

  • Professional interpersonal and verbal/written communication skills.

  • Demonstrates a positive, approachable and confident demeanor.

  • Organized and detail-oriented with the ability to multitask effectively

  • High school diploma or equivalent with applicable work experience; Associates degree or above is preferred.

  • Residential construction industry work experience preferred

  • Experience using Google Workspace as well as Excel (intermediate to advanced level) is preferred.

  • Experience with takeoff software (i.e. Bluebeam, planswift, etc.) would be beneficial.
