PURPOSE: The Facilities Specialist III ensures the efficient operations of building and equipment maintenance, grounds, Facilities' vehicles, service and maintenance requests, security monitoring and access systems, move coordination, and RFPs. This position acts as a liaison with service technicians, contractors, and vendors and responds to facility and security emergencies. Support the Facilities Manager in the mentorship and training of Facilities Specialists. Essential Duties: Demonstrate strong interpersonal skills and initiative, the ability to complete assigned work independently, while also contributing to the overall success of the Facilities Team. Maintain a complete understanding of Computerized Maintenance Management System (CMMS) including documentation, completion of tasks, and reporting. Coordinate workflow, responsibilities, and assignments with staff and vendors to ensure work is completed in a timely manner. Ensure appropriate preventative maintenance in plumbing, electrical, HVAC, and general facilities building upkeep. Ability to perform the most advanced in-house repairs appropriate to the situation. Coordinate with vendors, as needed to ensure repairs are completed timely. Maintain the security programs through troubleshooting and diagnosis of building maintenance needs. Negotiate bid invitations, coordinate minor construction projects, equipment purchases or requests for proposals (RFP). Present Facilities Manager with recommendations. Maintain advanced working knowledge in the following areas: Plumbing: advanced knowledge of fixtures and piping to troubleshoot clogged drains and toilets. Ability to replace and rebuild faucets, urinals, toilets. Electrical: responsible for changing light bulbs and batteries. Proficient understanding of light bulbs and fixtures, outlets, switches, breakers, and batteries and skill set to work on them. HVAC: advanced understanding of trouble shooting belts, system programming and associated equipment. Office and branch configurations and set-up: Responsible for the installation of signage, shelves, video audio equipment, and desk moves and modifications. Facility Building Upkeep: advanced knowledge in paint types/variations, drywall including ceiling, floor, and roof repairs. Tile, carpet and vinyl replacement and repair. Door adjustments as needed. Lock replacement and rekeying. Appliances: repair and replacement of equipment as needed. Janitorial: ability to safely perform emergency and/or storm clean up. Pressure washing, and efficient cleaning of signage and trash bins as needed. Organic Growth Remediation: Experience recognizing signs of mold, achieving remediation, and preventing new growth. Responsible for the maintenance and upkeep of Facilities vehicles. Aid with indirect building systems including security cameras, door access & locks, and fire systems. Respond timely to security and facility emergencies, including after-hours events. Assemble office equipment and furniture. Coordinate heavy equipment moves and installation, as necessary.
