What We DoSearch public records and examine documents to determine legal condition of vacation ownership properties in a high-volume production environment. Perform quality control audits on title searches performed by others within the division. Copy, summarize, and review documents for recordability which affect the condition of title to the property. Customer contact involves large vacation ownership developers and aligning processes with customer service level agreements. Vacation Ownership projects can vary by developer and require thinking outside the box, meeting service level agreements, and managing large scale projects. HOW YOU'LL CONTRIBUTE Perform quality control checks on title examinations. Review title evidence package, verify information against product requirements and adherence to service level agreements. Identify trends and report information to management (approximately 50-60% of time) Perform title search and examination of the chain of title for a broad geographic region for vacation ownership properties. Search, examine and prepare ownership and encumbrance reports, commitments/ preliminary title reports, volume-based search worksheets, foreclosure date downs and foreclosure product(s). Understand, review, and insert requirements related to power of attorneys, bankruptcies, and life estates related to real property conveyances following procedures. Abstract records, such as easements, restrictions, and encumbrances to determine ownership and legal restrictions and verify legal description of property and completeness of records. Review declarations to prepare an inventory listing of the possible interest combinations in the project for inventory tracking. Identify issues such as missing information, incomplete, inaccurate, or contradictory information contained in title documentation. Other duties as assigned WHAT YOU'LL BRING Required Education, Experience, Certification/Licensure High School diploma or equivalent 4+ years search and title examination experience May require Title Agent License (required by some states) KNOWLEDGE, SKILLS, AND ABILITIES (KSAs) Familiarity with legal terms, descriptions, and guidelines Detail and quality orientation Analytical review skills Research skills Strong problem-solving skills. Communication skills, both verbal and written Customer service orientation Strong MS skill set, especially Excel Proficient with company operating systems Pay Range: $23- $28 This hiring range is a reasonable estimate of the base pay range for this position at the time of posting. Pay is based on a number of factors which may include job-related knowledge, skills, experience, business requirements and geographic location.
