Job TitleProject EstimatorJob Description SummaryResponsible for preparation of estimates for all stages of design (Conceptual through Construction), with heavy focus on test fit takeoff ROM development and "what if" scenario pricing. Role will also support ongoing capital planning efforts with cost, schedule, and reporting analysis on behalf of the client, using established processes, experience, and expertise.Job DescriptionESSENTIAL JOB DUTIES:Prepare estimates for all stages of design from Conceptual through Final Construction documents (Schematic, DD, CD, Hard Bid)Work with Regional & Program teams to prepare accurate proposalsResponsible for cost analysis and estimate coordination, as well as development and review of trade takeoffs and internal pricingPerform productivity analysis of cost estimates, comparisons of scope, quantities, and cost data between projectsSupport execution teams in evaluation of subcontract cost estimates and proposals, as needed to assemble final estimates for clientSchedule and manage Preconstruction/estimation timelines for critical program deliverablesSupport ongoing Capital Planning efforts to maintain up to date pricing and schedule estimates based on market, regional and client knowledgeKeep project records currentReview/analyze complex bills of materials. Assessing labor productivity and labor costs, researching vendors and understanding manufacturing and construction costsNegotiate with and engage in subcontract solicitation during the bidding processCompare and analyze competitive subcontractor and supplier bids as requestedCoordinate with client partners to maintain master subcontractor/vendor lists & ricing by tradeIdentify and resolve issuesAdvise Regional & Program teams on all perceived risks to the successful completion of the projectIdentify dependencies and/or scope gaps in the successful completion of the projectCreate and execute project work plans and revise them as appropriate to meet changing needs and requirementsSuccessfully execute all project preconstruction/estimation deliverables as committedFacilitate dispute resolutionCommunicate regularly with internal and external partners as appropriate to ensure the delivery of high-quality service and system supportCreate and evaluate project reports and provide project status to internal and external clientsPrepare, publish and communicate estimate status, including input into the designated tracking systemsREQUIREMENTS:Bachelor's Degree in Engineering, Construction Management, Building Construction, or similar field with minimum of three (3) years of estimating experience in directly related construction role or a minimum of five (5) years equivalent combination of experience in an advisory and/or project management capacity requiredKnowledge of construction principles and practicesExperience with tenant improvement construction projects; ability to read and understand construction specifications (and construction drawings preferred)Strong computer skills to include Microsoft Office, Excel, Estimating database software, and Onscreen takeoffRIB, MC2, Plan Swift, ISQFT or Subcontractor database experience preferredSystematic planner who attends to details with accuracy and focusAbility to plan, organize and coordinate multiple efforts, maintain excellent client relations, client management, and consultation skills requiredProven leadership ability, administrative ability, technical background, and project responsibility experience preferredResults oriented and cost consciousHighly organized and skilled with time management; Superior oral and written communication skills required.Willing/able to travel as requiredCushman & Wakefield provides equal employment opportunity.
