This job contributes to REI’s success by leading project initiation, organizing project information, and managing pre-construction activities to support REI’s Real Estate portfolio growth. The job exists to ensure effective planning, approval, and execution of new store projects, in close partnership with the Real Estate team and Construction teams to successfully deliver new physical points of presence.

The primary responsibilities include overseeing the preconstruction phase of the new store delivery process with an emphasis on due diligence, documentation, and cost estimating which is presented to Real Estate committee for approval (Executive Approval). This job is also responsible for supporting project teams through design, lease negotiation, landlord coordination, and general contractor bidding. This role is expected to consistently track and forecast key project information.

  • Responsible for generating project cost estimates for Real Estate committee project approval. Collaborates with cross-functional budget owners to establish detailed individual project budgets to meet approved proforma budget and maintain prototypical “base store” costs.

  • Develop and continuously refine construction cost (and total project cost) estimating model, leveraging historical spend data, site-specific variables, external resources, and industry trends. Streamline and automate estimating tools and processes by implementing state of the art techniques and technologies (including BIM) for efficiencies and greater accuracy.

  • Contributes to summary and executive level reports on project status for internal and external stakeholders. Tracks progress of individual projects throughout preconstruction process, monitors project milestones, and communicates updates to the overall project portfolio.

  • Evaluate prospective new store sites for compliance with REI requirements and standards. Make strategic and practical recommendations to maximize ROI for proposed projects.

  • Support Real Estate due diligence and approval processes, coordinating design and construction activities and deliverables.

  • Maintain project milestones, status, and key project data as the source of truth for project teams, cross-divisional contributors, and external partners.

  • Contribute to budget oversight and control process. Track change requests, change orders, and regular cadence of project cost forecasts, including variances between budget and actual spend progression, in partnership with Real Estate & Construction Analyst.

  • Monitor landlord / developer construction schedules and align with REI’s internal, cross divisional new store program.

  • Occasional travel to retail locations nationwide for evaluation of prospective sites or to support active construction projects. Support inspections of Landlord’s Work and tracking punch lists.

  • Responsible for timing and accurate documentation for General Contractor bidding and contracting processes, including lease requirements, jurisdictional requirements, insurance requirements, and legal requirements in partnership with Procurement department, Legal department, and Construction Project Manager.

  • Negotiate and finalize Landlord work letter for assigned projects in support of lease negotiations, aligning with design, existing conditions, standard requirements, and deal terms.

  • Support internal and external development teams (including REI’s architects, landlords and their consultants) throughout design, pre-construction, and construction activities. Facilitate project meetings, ensure compliance with governing documents, provide formal correspondence as required, and monitor progress and key project deliverables. Track issue resolution and achievement of milestones through delivery of premises and store opening.

  • Collaborate with Real Estate Acquisition Team with collecting, organizing and distributing project information during initiation phase.

  • Maintain project collaboration website and other tools used by external architects, consultants, contractors, and vendors.

  • Continuously improve organization, efficiency, and throughput of the Construction, Design, and Real Estate teams.

  • Other Duties as Assigned: May perform other ‘ancillary’ duties as assigned.

_Required Skills and Experience_

  • 5+ years experience construction cost estimating

  • Deep understanding of architecture and construction processes, preferably in the retail industry

  • 5+ years’ experience managing multiple commercial construction projects simultaneously (tenant improvements, ground-up buildings, and major renovations of existing structures)

  • Experience with administering project management and collaboration software

  • Highly literate with Construction Documents. Able to read and interpret drawings, specifications, and industry terminology

  • Bachelor of Arts – Business, Economics, Finance, and/or Construction Management or equivalent experience

  • Ability to collaborate across multiple teams for the achievement of business goals

  • Experienced in negotiating with external parties to meet goals

  • Flexible in one's viewpoints and positions in order to support the direction taken by others at REI

  • Uses business knowledge, innovative thinking, and sound judgment in the solution of problems or the pursuit of business opportunities

  • Consolidates information from various sources including feedback from others to reach sound decisions

_Preferred Qualifications_

  • Proficient with AutoCAD and other computer aided design software. Experience with BIM tools is a plus

  • Post-graduate / Master degree in business, real estate, construction management, architecture, or related discipline

  • Project Management Certification (PMP) or similar

  • Procore experience

The pay for this role is: $83700 - $134000 per year .
