JLL Operating Engineer in Seattle, Washington

Operating Engineer Develop your engineering career at JLL! The Operating Engineer is responsible for the operation, maintenance, and repair of facility equipment and systems. This role requires technical expertise in HVAC, electrical, plumbing, and general maintenance. The ideal candidate will have strong problem-solving skills, technical proficiency, and a commitment to safety and customer service. Primary Responsibilities: Supervise and direct contractors under the Chief Engineer's guidance, ensuring quality performance. Perform and/or oversee all maintenance service requests with minimal disruption. Operate, monitor, and maintain HVAC, electrical, mechanical, plumbing, and life safety systems. Assist in preparing monthly/quarterly operations and mechanical reports. Respond effectively to all emergencies. Recommend system improvements to management. Communicate effectively with clients, tenants, and building occupants. Complete various maintenance tasks, including painting, lighting, electrical, plumbing, HVAC, and locksmith work. Conduct facility inspections and report findings that may impact operations. Ensure compliance with safety procedures and maintain a clean, hazard-free workspace. Handle hazardous materials safely, adhering to storage, usage, and disposal policies. Participate in ongoing technical, safety, and operational training. Document work and material procurement using the work order system. Assist in implementing the preventive maintenance program, including:Scheduling maintenance with minimal service disruptions. Identifying and sourcing necessary stock materials. Monitoring contractor work quality and pricing. Understand building system design and operations. Identify and propose equipment replacements or upgrades requiring capital investment. Minimum Qualifications: High school diploma or GED. At least 2 years of experience in general building repair, maintenance, plumbing, and electrical work. Basic knowledge of construction drawings. Proficiency with Microsoft Office (Word, Outlook, Excel, Teams). Ability to lift at least 50 lbs., climb ladders up to 30 ft, and demonstrate mechanical and electrical aptitude. Strong customer service and communication skills (written and verbal). Ability to work independently and in a team environment. Preferred Qualifications: Washington 07 electrical license (preferred). Experience with building automation and energy management systems.
