UW Facilities manages the University’s buildings, infrastructure and land, with more than 1,100 employees in a variety of fields. The Asset Management group includes Capital & Space Management, Real Estate, Sustainability and other teams responsible for planning and workload management. The Operations group includes Project Delivery, Maintenance & Construction, Transportation Services and Safety. Lastly, there is the Campus Energy, Utilities & Operations group. Supporting these groups are the Business Intelligence & Information Technology group and the Finance & Administration group.

We have an outstanding opportunity for an HVAC Control Technician Lead to provide leadership, plan, schedule, and direct the work of journey level HVAC control technicians; perform skilled work in the operation, inspection, testing, servicing and maintenance of mechanical, pneumatic, electronic and direct digital controls (DDC) for heating, ventilation, and air-conditioning (HVAC) of the complex building and metering systems.

Primary Duties and Responsibilities

• Perform all duties of a journey-level HVAC control technician. • Assign and lead assigned personnel in the performance of work, inspect work for quality and completeness; ensure clients are advised when work is complete. • Troubleshoot and resolve operation and maintenance problems of complex building environmental control systems that are both pneumatic and DDC as well as other resource & energy meters and associated communications and systems. • Develop preliminary cost estimates for installations and repairs. • Perform alteration, repair, and maintenance of buildings, facilities, and resource & energy meter equipment. • Work as a team partner with the HVAC control and meter technicians daily in a professional manner always to resolve conveyance system issues and associated equipment. • Identify and implement daily operation strategies for campus HVAC systems to ensure continuous and reliable service. • Respond to emergency situations such as outages in order to minimize or prevent loss of property, damage to research activities, and disruption to life-safety systems. • Develop work plans, methods, procedures and standard operating practices to be followed by assigned personnel. • Perform duties and necessary job tasks of an HVAC control technician. • Perform the work in accordance with applicable safety rules and environmental regulatory requirements and maintain records as required according to environmental requirements. • Inspect projects to ensure compliance with local standards and codes and maintain records of work performed and inspect contractors’ work to see that the work is performed to campus specifications. • Attend contractor meetings for the purpose of coordination of contract work which affects HVAC systems. • This involves scheduling of system shutdowns, specifications, and safety plan reviews. • Coordinate HVAC equipment shutdowns and inconveniences with clients, construction coordinators, and contractors communicating by telephone, e-mail, and on-site conferences. • Lead and work with other trades to troubleshoot and repair system failures relating to all aspects of the HVAC equipment and systems. • Lead the work on the maintenance of HVAC systems. • May lead the work of other trades and perform the duties of non-control technician workers in support of operations of the building environmental control systems. • Provide leadership related to work on asbestos-containing equipment in accordance with applicable safety rules and procedures. • Maintain a preventive maintenance program on equipment, components, and systems. • Assist with planning, record keeping, and making work assignments for the preventive maintenance program of the environmental control systems. • Maintain and update system schematics through red line system changes and create if necessary, mechanical, pneumatic, and DDC system schematics. • Review and assign work requests, and initiate, retrieve, and close work orders. • Field phone calls and e-mails to answer requests, questions, etc., of clients, and others. • Monitor equipment and supply needs, coordinate with supervisor, and requisition parts and materials to ensure that employees have what they require to perform job duties and for service and repair of equipment and recommend purchase of equipment and supplies for the shop operation, maintenance repairs, and for clients’ alteration projects. • Work with UW Facilities Stores to determine parts inventory. • Interact with clients, coworkers, management, staff, and students in a courteous and professional manner, with attention to customer service. • Participate in and follow through with Campus Energy, Utilities and Operations (CEUO) process improvement initiatives (Lean, Ideas Systems). • Know and ensure that assigned personnel comply with occupational health and safety regulations that apply to work actions and conduct on the job, including the use of personal protective equipment whenever required; report safety infractions to the supervisor. • Coordinate with Engineering Services, Project Delivery Group, contractors, Facilities trades, building occupants, and other clients to schedule and plan required work. • Assist in identifying possible energy and water conservation projects. • Be familiar with the procedures and equipment used in building water and air system balancing. • Operate a variety of hand and power tools. • Demonstrate strong personal integrity, trustworthiness, responsibility and accountability. • Possess the ability to handle stressful situations and changing priorities effectively. • Demonstrate a positive, optimistic, success-oriented attitude. • Demonstrate professional demeanor which includes being tactful, civil and courteous. • Demonstrate professional work ethics. • Follow and enforce adherence to all University and Facilities Services policies and procedures. • Attend all required meetings and training. • Assist in providing training to assigned personnel. • Perform other related duties as required.

Requirements include:

• One year of full-time experience as a journey control technician, or equivalent trade skill. • Possession of a valid motor vehicle operator’s license may be required.

Equivalent education/experience will substitute for all minimum qualifications except when there are legal requirements, such as a license/certification/registration.

Desired:

• Five or more years of experience, as an HVAC control or metering technician working with complex building environmental control systems, with a wide variety of systems and in the repair, service, maintenance, and operations of equipment, components, systems etc. • Experience working independently as an HVAC control technician for a licensed HVAC contractor or as an employee of a public agency. • Experience working with Washington State safety rules and regulations. • Excellent customer service, written and oral communication skills. • Detailed knowledge in working with the DDC systems from Johnson Controls, Siemens and Alerton. • Ability to read and interpret blueprints related to building HVAC systems and perform administrator duties for the existing HVAC DDC servers (Johnson Controls, Siemens and Alerton). • Demonstrated ability to work with clients for scheduling building ventilation system shutdowns and inconveniences. • Ability to communicate appropriately with clients, staff and students to present a professional image and work independently at times to improvise necessary system component repairs. • Experience with Lean implementation. • Conversant with at least one of the following DDC control systems: Johnson Controls Metasys (PMI or ADS/ADX), Siemens Apogee, Alerton (IBEX or BACtalk). • Experience in applicable basic desktop computer skills, maintenance work request and work order programs and working knowledge of Microsoft Word, Excel and Outlook.

• Possession of a valid motor vehicle operator’s license • Must be able to work in a diverse workforce. • Must be able to work outdoors under all weather conditions. • Must be able to drive service vehicles to transport tools and materials to job sites. • Must be able to communicate effectively with staff on portable hand-held radios. • Must be able to lift or carry heavy objects, work in confined spaces, restricted movement areas, mechanical/electrical spaces, ventilation fan housing, etc., for extended periods of time and be able to climb ladders and work at heights. • Must be a strong team leader and be able to work both independently and as a team member. • Must be able to follow all Washington State safety rules and regulations. • Must always maintain a professional appearance. • Possess excellent skills in building a working crew harmony. • The position requires working with asbestos containing equipment, following proper procedures. • This position requires the wearing of personal protective equipment appropriate to the job task. • And with the proper personal protective equipment, work in animal research areas. • Additionally, approved safety shoes must be provided at the employee’s expense and worn on the job. • This position is subject to callback outside normal working hours to respond to emergencies, and occasionally scheduled overtime. • Must be able to respond to system emergencies during regular business hours and outside of regular business hours. • Must participate in medical screening/monitoring (such as TB screening and proof of measles inoculation) required for work assignments in locations, including but not limited to, nonhuman primate areas, the Animal Research and Care Facility, and the University of Washington Medical Center • Must be able to work in a non-smoking environment. • Regular and predictable attendance is required.
