Port of Seattle Aviation Real Estate & Portfolio Manager II in Seattle, Washington

Some of what you'll be doing:

As an Aviation Real Estate & Portfolio Manager II, you will directly manage key business relationships with aviation and aviation-related customers and tenants. You will manage a real estate portfolio consisting of overseeing all aspects of commercial, aviation, and cargo property assets, and significant revenue generating agreements.

  • You will engage and manage the complex and substantial revenue-producing airline and aviation-related business relationships between the Port and its tenants, including their corporate representatives and local management.

  • You will direct lease and contract negotiation with various critical tenants/customers and ensure tenants/customers maintain compliance with lease and agreement terms, airport rules and regulations, and applicable federal and state regulations.

  • You will assist in creating the leasing strategy for the portfolio, including, but not limited to, performing financial analysis of various occupancy scenarios, tactical leasing approaches due to space constraints, managing the negotiation process with government agencies or other parties for land acquisition/disposition, and oversight of building condition assessments.

  • You will forecast the budgetary needs of the portfolio based on the Aviation Division’s objectives, departmental goals, and identify required costs, and prepare and present to senior leadership necessary budget requests as part of the budgeting process.

  • You will facilitate the Airport's approval of all tenant projects for assigned accounts, manage the Concept Approval Process, and coordinate with the assigned project manager and the tenant and resolve concerns that arise through the process.

  • You will participate and lead in assigned groups/committees or with specific entities or groups and serve as a representative of the Port to foster continued collaboration and vital relationships.

  • You will communicate and make recommendations with tenants’ corporate representatives, port leadership, and public on important matters, including policies, operational risks, financial strategies, business relationship interests, capital project impacts/scope, and potential concerns from tenants.

Who you are:

  • Experienced – You have three (3) years of experience managing office or commercial properties, contract/lease negotiations and handling tenant relations.

  • Knowledgeable – You have the ability to interpret real estate documents and complex legal language to make recommendations or execute on course of action and to ensure compliance on lease requirements.

What else you need to know:

  • Driver’s License – You will need a valid Washington State Driver’s License, or the ability to obtain one, is required in order to travel locally to project sites.

  • Work Schedule – Your normal work schedule will be Monday – Friday, 8:00 a.m. to 5:00 p.m. (40 hours per week). Slightly more flexible start and end times are available in this role. You may be required to work any and all assigned shifts, including weekends and holidays. You may be required to work during emergencies.

  • Work Environment – You will primarily work in an office environment. On occasion, you will be required to be in the field at sites to address lease or property issues, including environmental matters.

  • Work Environment - This work will take place in a hybrid/in-office setting at Management’s discretion.

  • Washington State Residency Requirement – Employees must establish a residence in Washington state within 30 days of their first day of employment and must maintain a residence in Washington State during their employment with the Port of Seattle. If a position is eligible to telework, work performed while teleworking must be performed in Washington State.

  • Safety Requirements – You will be required to comply with all work rules, safety, and Personal Protective Equipment (PPE) requirements.

  • Security Requirements – As the successful candidate, you must pass a Transportation Security Administration (TSA) background check as well as a criminal history background check with the Federal Bureau of Investigation (FBI). Your employment will be contingent upon obtaining a Port of Seattle ID badge upon clearance.
