Hourly Rate: $27.00 - $33.65
Sea Mar Community Health Centers is seeking a full-time Property Manager for our Beacon Hill properties, located in Seattle, WA. The Property Manager will oversee the day-to-day operations of two 40-unit low-income apartment buildings servicing low-income persons and households. This position will be responsible for the daily upkeep of the facilities to ensure a safe, sanitary, and attractive environment for tenants and employees. Shall respond to residents’ concerns and questions regarding the building and be on call for onsite emergencies. Will collect rent and coordinate requests from supervisor regarding compliance requirements for the residents. Perform minor janitorial and maintenance tasks following general health and safety guidelines. Shall facilitate lease signings, move-in, move-outs, and prepare and manage paperwork necessary for property management duties. Must fulfill compliance requirements from state and other funding agencies. This job description does not suggest or imply that these are the only duties to be performed by this employee. This role will report to the Director of Affordable Housing and follow instructions and perform other duties as assigned.
Duties and Responsibilities:
Walk property daily to monitor the overall condition, inside and outside.
Responsible for managing staff and approving payroll.
Maintain constant communication with Senior Management.
Receive phone calls from tenants and potential applicants.
Managing ongoing wait list.
Respond to emergencies on site.
Resolve tenant complaints and issues.
Coordinate and scheduling vendors, as necessary
Collect rent from all tenants.
Walk property, conduct regular inspections and upkeep of hallways, office, restrooms, lounges, storage areas, and utility rooms to ensure building compliance and fire safety at least twice per day (once in the morning and once in the evening) to assure tenants of management presence and to monitor the overall appearance of the property.
Arrange for collection and removal of trash and garbage.
Maintain exterior and interior lighting in good working order.
Coordinate landscaping around the property in impeccable condition.
Ensure that appliances are in safe and working order.
Enforce property rules and regulations written on the lease agreement.
Receive Work Orders from tenants and resolve in a timely manner.
Conduct quarterly inspection of smoke alarms, exit signs, and building security to provide security for staff, tenants, and visitors.
Work closely with maintenance person to ensure that vacant units are "turned" in the fastest possible time for new tenants.
Cooperate with the Director of Affordable Housing in submitting requested information for audits, inspections and annual reports for lenders and regulatory agencies.
Instruct tenants in emergency procedures, appliance use, and property rules.
From time to time prepare written incident reports and serve tenant warning notices, 3-Day notices, 10-Day notices, and 30-Day notices, appears in eviction proceedings.
Be present for State annual required inspections to units and property.
Other duties as assigned.
Education and Qualifications:
High school diploma or general education degree (GED) preferred.
Property management experience preferred.
Maintenance experience preferred.
Valid driver’s license.
Auto liability insurance.
Must be vaccinated for COVID-19.
Bilingual in English/Spanish highly preferred.
