    Program Description

    Catholic Community Services is committed to serving individuals struggling with poverty and the effects of intolerance and racism and actively join with others to work for justice. Our employees and volunteers come from many faith traditions to serve and support poor and vulnerable people through the provision of quality, integrated services and housing.

    At Sidney Wilson House in Renton, we offer 105 adult men and women permanent supportive housing in a converted extended-stay hotel. We provide 24-hour staff support to our residents using a Housing First and Harm Reduction approach.

    Position Description

    We believe that every person has the right to a safe, affordable place to call home. We seek a Maintenance Technician who cares deeply about the health and well-being of our residents who have lived through the trauma of homelessness.

    The Maintenance Technician performs a variety of routine general building maintenance tasks, limited grounds maintenance and janitorial duties. Assist with non-routine preparations on units for new tenants. Assist with maintaining building security systems, immediately reporting problems to the Facilities Manager and entering units only as directed by the Management Team within WA State Landlord/Tenant guidelines. Seek to provide tenants with a safe, positive and sanitary living environment. Perform these tasks with minimum supervision, applying solid work experience in this area. This position directly reports to the Facilities Manager.

Responsibilities

General Maintenance

  • Receive and investigate requests for maintenance in apartment units, common areas or to the exterior of buildings.

  • Make needed repairs, refer to supervisor, or clearly communicate to Facilities Manager the need to contract with outside vendor. Remedies may be in the form of plumbing, electrical, appliance, carpentry, and/or lock repairs.

  • Complete maintenance request forms. As appropriate, return one copy to tenant. Return additional copies of completed form to the supervisor at the end of each working day.

  • Take rapid action(s) to solve urgent problems, thereby preventing further damage or harm to building and/or tenant.

  • Understand the functions of the fire control, steam, water, and pump systems. Routinely observe these systems to determine that they are working properly. Assist in the education of other staff members to the function and maintenance of these systems.

    Fleet Managemant

  • Perform routine preventative, regular and emergency maintenance of the agency van.

  • Coordinate maintenance of the ADA van with King County Metro contacts.

  • Assist in the education of other staff members to the function and maintenance of the vans.

    Facilities Assistance

  • Assist the Facilities Manager in developing and executing a preventive maintenance program.

  • Obtain maintenance supplies, equipment, or services to complete tasks.

  • Move furniture, changes light bulbs and assists with pest control.

  • Assist the Operations Team in turning over vacant units.

  • Assist the Facilities Manager with tracking of maintenance work orders, vacancy and preventative maintenance on a computer spreadsheet.

  • Assist with custodial duties in common areas of the building.

  • As directed, perform interior and exterior repairs and painting.

  • Educate tenants about the correct use of apartment amenities. Respond to tenants and staff concerns about the maintenance of their apartments and the building as a whole.

  • Alert Management to non-maintenance concerns.

    General Responsibilities

  • Maintain accurate record of hours worked and turn in timesheets on schedule.

  • Attend trainings as requested and required.

    Job Conditions

    This position requires the employee to work in an environment where there may be exposure to blood, bodily fluids, and other potentially infectious material. Other exposures could include cleaning supplies, bedbugs, chemicals involved in pest control, paint and other materials used in building maintenance, building temperature fluctuations, dust, noise, and odors. Working conditions include interruptions, crisis response, and regular interactions with individuals who are dealing with issues of chemical dependency and/or mental illness, or are experiencing anger or frustration.

    Physical and Mental Acuity Requirements

  • Able to hear telephone rings, phone conversation and face-to-face conversation, door bells and emergency alarms.

  • Able to speak clearly in person and on the telephone.

  • Able to hand write legibly.

  • Vision that enables person to read normal size print and handwritten notes; and distance and peripheral vision than enables person to monitor living spaces and identify concerns that require staff response.

  • Able to sit for sustained periods of time.

  • Able to walk the entire building and ascend and descend stairs quickly to move from one floor to another in order to respond to emergency situations.

  • Mobility/dexterity of hands/arms to enable keying into a unit or other locked area as well as using computers and other office equipment.

  • Ability to prioritize multiple tasks, and to work independently and as a team member.

  • Ability to regularly lift and carry up to 20 pounds and occasionally up to 40 pounds.

  • Regularly able to perform duties as assigned.

  • Able to make independent decisions and apply sound judgment in performing job duties.

Qualifications

  • Three years maintenance experience.

  • Working knowledge and experience with plumbing, electrical, and lock systems.

  • Working knowledge and experience with repair of plaster, wall repairs, and painting.

  • Willing and able to learn fire control, steam, and pumping systems.

  • Customer service experience a plus.

  • Ability to learn pest control techniques.

  • Experience working independently, prioritizing work tasks, and following through with the completion of the tasks.

  • Ability to communicate effectively verbally and in writing.

  • Must have reliable transportation, valid Driver’s License, and have an acceptable driving record per agency driving policy.

  • Applicant must successfully pass required background clearances prior to an offer of employment.

    Substitute Qualifications

    May be substituted for one year of maintenance experience:

  • Certificate of completion from a technical college in general building maintenance.

  • Certificate of completion from a technical college in plumbing and electrical systems.

    Preferred Qualifications

  • Experience performing general maintenance tasks at multiple locations.

  • Experience with computers, including e-mail, word processing, and spreadsheets.
