The role of the Senior AI Construction Manager requires interpersonal, communication and organizational skills, ability to self-direct, a background in data center design and construction, engineering, controls, and operational requirements and an emphasis on project/construction management with a high focus on the organizational and valuational components of the construction process.

The Senior AI Construction Manager is responsible for both triaging emergent issues that arise out of unforeseen conditions (site design / equipment / permitting etc). As well as planning out, key future critical activities in order to maintain critical path driven out of project need. The Senior AI Construction Manager is responsible for ensuring the overall construction of the project meets Microsoft guidelines and standards, which may be adjusted from time-to-time based on best practices and lessons learned drawn from previous projects as well as industry changing best practice.

The Senior AI Construction Manager will be working with the site development team, general contractor team, commissioning team as well as coordinating with various internal stakeholders i.e. the Data Center Engineering (DCE) team among others. In supporting the delivery of projects, this position aligns team objectives, business processes, vendor management strategies, and cross-group collaboration efforts with the DCD project strategy. This will result in effective customer relationship management, build quality and efficiency in cost management and project delivery.

The Senior AI Construction Manager will be a relentless advocate for managing a safe site. The Senior AI Construction Manager will also collaborate with Microsoft Security, Integration, Project Engineering, Risk Management, BIM coordination, Quality control and other internal groups to maintain the corporate vision and goals for the Project.

In addition, this position will be responsible for coordinating and reviewing contractor/vendor performance relative to cash flow and budget summaries and will clarify those reports in presentations to the delivery and executive chain. Other responsibilities include oversight and project controls, Professional Services Request, Change Orders, Pay Applications, etc. Additional tasks include MS partner engagement, as well as participation in communications plans, and community involvement with support from Data Center Operations (DCOPs) and Corporate Communications teams.

The Senior AI Construction Manager works directly for the AI Training Construction Sr. Director. This leader supports the strategic and tactical delivery of data center projects within the portfolio.

Responsibilities

Project Management

  • Drives campus-based delivery solutions (e.g., new or retrofit data center facilities). Analyzes technical information and provides recommendations to support solutions. Assists campus teams in establishing goals for project teams, assigning responsibilities, measuring performance, and seeking and delivering feedback to achieve timely results.

  • Preparation of Request for Proposal (RFP’s), PER’s, and other project approval tools & templates.

  • Regularly review cost and KPI metrics, invoices, process/policy communications to client partners.

  • Provide the project with a single point of contact for development, quality control and delivery.

Managing Resources

  • Oversee timely execution of all procurement activities associated with resourcing and materials necessary for delivering program(s) on time and within project budget forecasts. Evaluates resources and ensures adequate staffing and materials for job completion.

  • Coordinate meetings and activities of vendors, cost managers, and integration of lessons learned.

  • Provide Vendor oversight and performance management by walking the construction sites daily.

  • Review and approval of vendor scope of work, and design review of site and building plans.

  • Attending scheduled owner/architect/contractor (OAC) and other project meetings, and report, as necessary.

Change Management

  • Partners with the Internal Cloud Operations + Innovation (CO+I) and other Microsoft key stakeholders (e.g., Commercial Software Engineering [CSE], and Real Estate & Facilities [RE&F], etc.) and shares updated process flow information with the project team to ensure new processes are being followed that increase program cost savings and improve overall cycle-time and efficiencies.

Drive Results

  • Facilitates the delivery of metro-based/campus projects (e.g., new construction and/or retrofits) by making timely data-based decisions in partnership with the local project team and key stakeholders. Champions team and project goals, adhering to business processes, engaging vendor relationships when/where applicable, and fostering positive cross-group collaboration efforts aligned to the program strategy and milestones.

  • Report Project Progress on scope, schedule, and budget weekly or as required.

  • Provide weekly project status reporting to DCD standards.

Safety and Regulation

  • Represents Microsoft as a safety leader and advocate on all Campus/Metro construction programs, ensuring adherence to safety standards and regulatory requirements (e.g., Occupational Safety and Health Administration [OSHA], or equivalent) to ensure compliance and aggressive management of risk. Conducts routine safety programs, projects, and contractor audits, and performs and participates in incident investigations.

Accountability

  • Responsible for supporting the Senior Director on emergent issues and business critical events.

  • Contributes to fiscal responsibility for the approved project budget.

  • Manage compliance with prior audit results and recommendations.

Qualifications

Required/Minimum Qualifications

  • Bachelor's Degree AND 4+ years experience in engineering, product/technical program management, data analysis, or product development

  • OR equivalent experience.

  • 2+ years experience managing cross-functional and/or cross-team projects.

  • Ability to meet Microsoft, customer and/or government security screening requirements are required for this role. These requirements include but are not limited to the following specialized security screenings: Microsoft Cloud Background Check: This position will be required to pass the Microsoft Cloud background check upon hire/transfer and every two years thereafter.

Additional or Preferred Qualifications

  • Experience working for a hyperscale cloud service provider.

  • Experience managing large multi-faceted construction projects.

  • Ability to independently manage deadlines and support staff.

  • Construction Health & Safety Knowledge.

Technical Program Management IC4 - The typical base pay range for this role across the U.S. is USD $117,200 - $229,200 per year. There is a different range applicable to specific work locations, within the San Francisco Bay area and New York City metropolitan area, and the base pay range for this role in those locations is USD $153,600 - $250,200 per year.
