Empowering Lives. Restoring Families. Responsibilities Position Summary: The Manager, Facilities coordinates and manages the essential facilities needs. He or she is responsible for supervising the housekeeping and maintenance team, overseeing facilities maintenance, health, and safety compliance of the facility, outside contractor/company management, vehicle maintenance, shipping and receiving and mail distribution, and purchasing. Essential Duties: Manage Housekeeping and Maintenance Staff Responsibilities including interviewing, hiring, and training employees, planning, scheduling, assigning, and directing work, appraising performance, rewarding, and disciplining employees, addressing complaints, and resolving problems following Newport Healthcare's protocols. Maintain, test, and provide for general upkeep of all essential utilities including well systems, septic systems, plumbing, HVAC systems, electrical service and hardware, backup generators, and fuel supplies Perform general facility maintenance and repairs, setup/movement of items, carpentry, plumbing, painting, all performed wherever necessary. Perform landscaping, snow removal and other exterior needs. Ensure Fire Code Compliance for entire facility including all fire drills and documentation, alarm system maintenance, scheduled inspections, and repairs. Also, responsible for fire suppression systems (sprinklers) including quarterly and yearly testing, documentation and scheduling of any necessary maintenance or required testing per fire marshal. Schedule maintenance and documentation of inspections of all life safety equipment, including fire extinguishers, AED's, first-aid kits, ANSUL system Coordinate and ensure renewals of food-service and laboratory licenses. Manage relationships with outside contractors and company management including meeting with and obtaining proposals from multiple contractors for each project and submitting for approval. Obtain and document signed copies of Newport Academy's "Contractor Code of Conduct" and "Confidentiality Agreement" forms from all contractors working on-site Ensure all work by contractors and/or employees is completed in a timely manner, and to Newport Healthcare's standards Schedule work effectively, limiting disturbance to programing and staff. Define scope of work included in each project and hold contractor accountable to scope and schedule and ensure contractors sign/file appropriate paperwork. Ensure all work is within scope was complete at above expectation prior to issuing payment. Maintain Newport Healthcare vehicles including upkeep and safety checks. Schedule routine maintenance and repairs of vehicles and coordinate down-time to limit program disruption. Keep vehicles filled with gas and maintain documentation including insurance cards, regi
