Summary: The Equipment Manager is a vital member of our Field Support Team. In this multifaceted role, you will collaborate closely with construction project teams to oversee and manage an extensive inventory of approximately 2,200 units of equipment across 210 rental categories, valued at over $14 million. Focusing on equipment related to Mechanical, Electrical, and Plumbing (MEP) construction projects, you will ensure optimal job site utilization throughout the Pacific Northwest (PNW).

Responsibilities will include managing equipment maintenance and repair, ensuring compliance and safety, overseeing asset management, and implementing budgeting and cost control measures. Key Responsibilities:

Construction Equipment Management:

  • Develop, implement, and maintain comprehensive construction equipment management policies, procedures, and guidelines.

  • Responsible for collaborating with Supply Chain to draft Requests for Proposals (RFPs), perform proposal evaluation, and select dealerships, manufacturers, models, and configurations of equipment aligned with organizational needs and standards.

  • Monitor 3rd Party Rental Market and adjust Owned Equipment Rental Rates to market conditions to maximize profitability.

  • Perform Equipment Utilization, Total Cost of Ownership (TCO), Return on Investment (ROI), and Rent vs Buy Analyses to develop and present recommendations for equipment acquisitions and liquidations to Executive Leadership

  • Manage the procurement, deployment, and disposal of construction equipment per company requirements.

  • Manage the ownership of the equipment fleet to meet operational needs while maximizing utilization rates and ROI, while minimizing TCO.

  • Monitor equipment performance metrics and implement continuous improvement initiatives.

    Maintenance and Repair:

  • Establish maintenance schedules and protocols to ensure compliance with safety regulations, manufacturer recommendations, and best practices to maximize up-time and minimize equipment failures.

  • Establish inspection and certification schedules and protocols to ensure compliance with all regulations.

  • Coordinate and schedule routine maintenance, inspections, and repairs for all construction equipment and accessories.

  • Responsible for managing maintenance and repair of construction equipment to maximize up-time when equipment is on-site (minimize breakdowns).

  • Responsible for managing maintenance and repair of construction equipment to minimize TCO.

  • Manage inside Mechanics responsible for the execution of scheduled maintenance and repairs on construction equipment and commercial fleet.

  • Manage the Work Order process to record accurate maintenance and repair costs for construction equipment and commercial fleet.

  • Responsible for collaborating with Supply Chain to draft Requests for Proposals (RFPs), perform proposal evaluation, and select external service providers aligned with organizational needs and standards.

  • Responsible for continuously monitoring the performance of and maintaining a network of preferred maintenance shops across the operational geography to support maximum up-time of equipment.

    Compliance and Safety:

  • Ensure compliance with all relevant regulations, including licensing, permits, inspections, certifications, and emissions standards.

  • Develop and enforce safety policies and procedures related to the pre and post-assignment inspections to ensure all equipment and accessories are issued and a safe and ready-to-operate condition.

    Asset Management:

  • Manage the fulfillment of Equipment requisitions from Operations, optimizing utilization of Owned Equipment and augmenting with 3rd Party Rentals.

  • Manage 3rd Party Rentals and optimize rental utilization within contracts.

  • Manage Owned Equipment out on rent for anticipated return dates, proactively confirming and scheduling demobilization, inspection, and maintenance/repair to maximize availability to rent.

  • Maintain accurate records of all equipment assets, including construction equipment, attachments, and GPS devices.

  • Maintain accurate records of all equipment and accessory location assignments.

  • Maintain accurate records of all maintenance and repair costs by asset to facilitate calculation of TCO and optimize liquidation timing.

  • Develop and maintain internal equipment rental rates based on TCO.

  • Monitor internal rental charges to ensure the accuracy of assignments of assets.

  • Conduct regular inventory audits and reconcile discrepancies.

    Budgeting and Cost Control:

  • Develop and manage the construction equipment budget, including expenses for procurement, maintenance, services, and repairs.

  • Identify cost-saving opportunities and implement strategies to optimize construction and service operations to reduce expenses.

  • Analyze financial reports and performance data to identify trends and areas for improvement.

    Relationships:

  • Maintain proactive and positive relationships within the JH Kelly team, and management, including shop and field craft personnel.

  • Foster positive relationships with customer representatives, vendors, suppliers, subcontractors, safety, CAD/BIM, accounting, IT, and all project teams.

    Experience / Qualifications:

  • Bachelor’s degree in Business Administration, Engineering, or a related field.

  • Proven experience (5+ years) in rental equipment management, preferably in the construction or MEP industry.

  • Strong knowledge of construction equipment management principles, practices, and regulations.

  • Familiarity with construction equipment maintenance procedures and best practices.

    Necessary Skills:

  • Excellent organizational, analytical, and problem-solving skills.

  • Effective communication and interpersonal abilities.

  • Proficiency in equipment management software and MS Office applications.

  • Valid driver's license and clean driving record.

  • Salary: $90,000-$125,000 annually (DOE)
