Salary: $38 - $40 hourly

Schedule: Full-time; M-F 8AM - 5PM

Maintenance Supervisor Purpose:

 The Maintenance Supervisor is responsible for contributing to the purpose of Thrive while maintaining the physical integrity of the community at all times, in a manner consistent with Thrive's Values.  This involves ensuring a safe and secure living environment for residents, visitors and staff.  It is the Maintenance Supervisor's duty to anticipate, identify and correct any and all problems involving the property and to implement procedures that will prevent such problems.  An effective program of maintenance is essential in order to maintain a safe environment, cultivate resident satisfaction, and protect the investment of the apartment property owner.

 

Maintenance Supervisor Job Responsibilities:

  • Performs maintenance tasks such as unit turns and work orders.
  • Conducts monthly safety meetings, schedules and performs preventative maintenance, and manages OSHA/SDS safety and reporting requirements.
  • Maintains grounds and professional appearance of the property.
  • Manages vendors such as landscapers, pest control, and other physical asset vendors to ensure quality service.
  • Maintains adequate inventory of supplies.
  • Manages tasks within budget or seeks approval for necessary work that is over budget.
  • Emergency on-call is required as part of the position.
  • Performs all reasonable duties as outlined by supervisor.
  • Strives to exceed residents' expectations for excellent customer service.
  • Contributes to a positive team culture and happy resident base.

Maintenance Supervisor Qualifications:

At least 3 years experience in property maintenance or equivalent field required

Maintenance experience in multi-family property management strongly preferred

Certified Apartment Maintenance Technician (CAMT) desired 

High organizational skills
