Job Description

Your Team

The Director, Land Development is primarily responsible for delivering the business plan goals for LakePointe and other project(s) they are managing. Responsibilities include leading the residential and commercial partners matters to ensure land sales goals are achieved, directing project entitlements, land development and major infrastructure projects to support sales goals and managing costs and schedules to align with forecasts or providing justification for variances.

Your Key Deliverables

  • Ensure adherence to Development Agreements and other entitlement documents, direct any obligations and amendments

  • Direct community level entitlements, zoning, land planning and neighborhood segmentation planning

  • Direct submittals and approvals of preliminary plat applications

  • Direct delivery of residential plats, ensuring each is delivered in accordance with the approved budgets and schedules

  • Direct delivery of major infrastructure in accordance with approved budgets and schedules as necessary to maintain the desired lot delivery pace

  • Responsible for management of team members, consultants and contractors to achieve sales and development targets

  • Responsible to ensure cost controls are managed, and analysis is performed where variances are encountered

  • Evaluate development, sales and financial scenarios to maintain/improve investment metrics

  • Maintain and foster relationships with investment partner(s), external resources, regulators, builder(s) and commercial development partners

  • Manage residential and commercial land sales programs including providing information to buyers sufficient for them to waive feasibility and ensuring all closing condition obligations are satisfied on schedule

  • Monitoring contractor and consultant performance to expected business plan results as reported from direct reports

  • Troubleshoot and support change actions to support expected business plan results

  • Direct lot sales forecast and lot pricing forecast for residential sales

  • Direct updates to cost estimates and establish spending forecasts for all plat, amenity, planning and major infrastructure projects

  • Direct quarterly updates and annual review and update of development cost budgets and schedules

  • Provide monthly status updates to investor and executive teams

  • Maintain a safe and secure working environment, including project sites

  • Assign roles, responsibilities and accountability to direct reports

  • Ensure the efficient and effective operation of the team through task management and prioritization

  • Lead the continuous improvement of processes and deliverables within the team

  • Develop a customer service culture

  • Ensure service and product delivery is of high quality and within established deadlines

  • Recruit, select, and organize training of new team members

  • Lead, coach, mentor and performance manage direct reports

  • Analyze and monitor internal processes

  • Implement procedural and policy changes to improve operational efficiency

    Must Haves

  • Bachelors Degree, preferably in Engineering, Business or Finance

  • 10+ years of experience in land development, preferably in master planned communities

  • Excellent interpersonal, written and oral communication skills, and ability to communicate with customers, team members, and external partners

  • Responsible, well organized and have an extremely high attention to detail

  • Strong relationship building, negotiation, and problem-solving skills

  • Strong project management skills

  • Proven ability to exercise good judgement, and demonstrate high standards of ethics

  • Ability to work independently and effectively in a fast-paced environment, with dynamic priorities and deadlines and in collaboration with others

  • Proficient with Microsoft Word, Excel, PowerPoint, Outlook, BlueBeam and Microsoft Project

  • Valid WA Driver’s License required
