Together, we won't stop! Job Overview The Sr Real Estate Manager is a key member of Retail Real Estate who is responsible for retail distribution within a specific geographic area. Will serve as key role in developing strategies for existing distribution, the growth of new stores in assigned territory and has sophisticated understanding of regional, national and industry trends. The position will lead site selection, lease negotiations, relocations, renewal/store closure strategies and , market optimizations in assigned territory. Provides proactive solutions aligned with the business strategy through collaboration, influence and industry expertise. Translates business strategy to real estate strategy and provides guidance and consultation to business partners. Travel as required to fulfill job responsibilities, including market tours, conducts site visits to asses the suitability of potential locations and attends industry trade shows. Job Responsibilities: Expansion of retail real estate fleet, optimize existing distribution portfolio, review & negotiate lease terms of new and existing stores which aligns with overall business objectives Develop and lead strategic partnerships with assigned business units. Become the trusted real estate advisor in the planning process Lead first in class broker and preferred developer network. Delivers target area prioritization, negotiation guidance, and schedules market and site tours. Creates reporting mechanism and receives regular updates on site sourcing progression. Delivers executive level presentation at T-Mobile's Real Estate Committee to Retail Site Development's Sr Leadership. Prior to committee presentation complete site visits for new stores, relocations and optimizations and secure Market Director alignment on strategy and proposed site. Influence decision makers and lead change enabling strategic alignment with enterprise goals Develop credible knowledge of business including financial drivers, market strategy, and strategic drivers Proactively provide appropriate real estate solutions based on business goals by becoming a trusted partner of the business. Handle change across the enterprise Lead positive impacts to financial performance by translating business strategy into relevant real estate solutions Connect with landlords to resolve raised real estate issues arising from operations Lead and run external resource team supporting site selection for new stores, relocations, and evaluation of the existing store fleet as candidates for renovation or other store-level pivotal initiatives Attend national and regional trade shows, such as the International Council of Shopping Centers (ICSC), to represent T-Mobile's real estate interests. Also responsible for other Duties/Projects as assigned by business management as needed. Education: Bachelor's Degree Business, Finance or related field (Required) Work Experience: 7-10 years Related work experience in a real estate client relationship management role.
