Job Title: AR Specialist

Responsibilities
Perform assigned billing, cash receipts processing, and collection functions.
Ensure month-end close processes for CM/AR are balanced and closed timely and accurately for assigned properties.
Ensure all monthly rents are processed and recorded timely and accurately for all assigned properties and print and mail associated monthly tenant statements.
Ensure all daily cash logged for assigned properties is deposited to the bank and entered accurately into the accounting system to the proper entity/account within 24 hours of receipt; maintain cash receipts log reconciliation for each assigned property.
Contact tenants with past due balances as directed by supervisor and work on resolving issues and obtaining prompt payment, documenting all conversations; escalate to supervisor if issues remain unresolved.
Provide regular information and analysis to update the status of any/all assigned problem-tenant account balances, working with other accounting/operations legal and management staff.
Review, maintain, and update AR processes, procedures, and documentation.
Provide tenant account reconciliations as needed and ensure all assigned balance sheet account reconciliations are completed on a monthly basis.
Calculate and post any miscellaneous charges that apply to amounts due from tenants or other third parties associated with assigned properties.
Understand all tenant leases associated with assigned properties as they apply to rents or other charges, ensuring compliance.
Be responsive and polite to all AR questions from tenants and internal staff.
Ensure all adjustments made to AR balances are completely supported and approved by the property manager.
Maintain organized tenant and cash receipt files.
May be required to go off-property for banking.
Miscellaneous projects and tasks as assigned.
Essential Skills
Knowledge of modern office practices, procedures, and equipment.
Strong written and oral communication skills.
Ability to determine priorities among simultaneous requests and messages.
Ability to perform assigned duties with minimal supervision and work with a team in a dynamic environment.
Ability to learn new procedures and adapt existing ones to new situations.
Ability to follow oral and written instructions.
Ability to type at a reasonable speed with accuracy.
Ability to establish and maintain effective, cordial working relationships.
Strong organization, initiative, and problem-solving skills.
Ability to meet deadlines.
Excellent computer skills, experienced with Networks, Accounting systems, Excel, Outlook, and Word.
Experience with MRI Real Estate Accounting software and Yardi software is a plus.

Pay and Benefits
The pay range for this position is $49000.00 - $50960.00/yr.
MINIMUM QUALIFICATIONS FOR APPLICATION:
Education: 2 year AccountingDegree preferred
Experience: 2-3 years of experience in AccountsReceivable
